CHALLENGE
Camp Parks presented an opportunity to create a military housing neighborhood with unique character because existing homes were sparse. Since the development plan called for the demolition of 13 existing homes and the creation of 114 new homes, the area was essentially a blank canvas. This allowed the development of a comprehensive plan which took into account input from residents and resulted in a sense of community that was not previously there.

APPROACH
Clark held focus groups with military families to determine how to best serve this unique resident demographic. Because military families tend to have more children than their market-rate peers, it is critical that they have access to the child-friendly amenities. Space for social interaction is also important because the support of friends and neighbors helps build morale during stressful times. Through thoughtful planning, the development team addressed these needs and provided the residents of Camp Parks with open landscaped areas, a swimming pool, a large ballroom, basketball and tennis courts barbecue/picnic areas, and tot lots.

SOLUTION
From larger homes, to a stroller-friendly system of sidewalks and paths, to locating play space accessible to every home, families have space both indoors and out to raise young children.The developer designed a comprehensive community plan which promotes a sense of individual ownership within a walkable, centralized community that encourages interaction. The property manager works directly with outside organizations to provide outdoor movie nights, holiday events, barbecues, cooking classes, and after-school programs to help residents get to know their neighbors and build strong support networks.

The Village at Parks is comprised of 114 three- and four-bedroom, single-family homes designed to suit active duty military members and their families in Northern California. The homes average 2,000 square feet and contain the latest in amenities. The homes boast a two-car garage, private backyard, and an energy-efficient design. The community offers a beautifully appointed clubhouse for resident functions, a playground, and a pool.
